ROAD UPDATE

I want to let everyone know that the main Canyon Rim road is currently
snow packed and very slick.  Depending on the day and time, some areas
are not passable, even in four wheel drive vehicles.  We are trying to
keep the gate unlocked for the rest of this week for folks that must
get access, but plan to lock the gate for the season next Sunday
afternoon, 11/20.  If conditions get worse, we may need to lock it
sooner.  We had several people slide and/or get stuck over the
weekend.  For most folks, I suggest you do not attempt to use the road
at this point.  It is definitely not passable in 2 wheel drive
vehicles and should be avoided if at all possible even in a four wheel
drive vehicle with good tires.

WOOD CHIPPING AND MEMBERSHIP MEETING INFO

Our fall membership meeting is scheduled for October 25 at 6:30 at the Tyler Library, 8041 S. Wood St in Midvale.  There will be a number of important items to discuss so please plan to attend.  I will send out an agenda and reminder prior to the meeting.  We will hold elections for 2 available positions on the Board of Directors.  If you are or might be interested, or know anyone that you think might be interested, please let me know. 

Summit County will have the wood chipper at Canyon Rim Ranches this Friday, Sept. 30 at 8:30 and we still need a couple folks to help.  Please meet at the gate at 8:30 and/ or send me a note to let me know you can help.

Water meter readings were taken last week.  I will be in contact with a few folks whose usage was particularly high over the summer to make sure you are aware of the situation.  We did have a water break right before Labor Day that resulted in the loss of a fair amount of water.  We still have a pretty good supply on hand but it would be a good idea to conserve when possible to make sure we have enough to last through the winter.

Good, Clean Water

I am happy to report that our most recent water tests came back clean, the boil requirement has been removed, and our water is once again approved for drinking!  We will continue testing on a more frequent basis than normal for the next few months to make sure the problem has not reoccurred.  Thank you all for your patience while we worked through this challenge.

I would like to give a big thanks to Delrie Gale for all the time he spent working to resolve the problem.  His hard work, commitment, and knowledge allowed us to get this problem resolved in as little time as possible.  I also want to thank a number of folks that I know spent a significant amount of time assisting Delrie including, Stephanie Weems, Carl Andra, Lowell Gill, John Forster, and JoJo Gale.  (Sorry if I missed anybody!)

Lowell and Shelia Gill and John Forster, among others hopefully, will be working on setting up the party site Friday morning at about 10:00.  If any of you are available and willing to lend a hand, the help will be much appreciated.  Stop by the Vander Veur's lot 124 if you can help.

The wood chipping scheduled for August 27 has been cancelled as Summit County can not make the chipper available as originally scheduled. Hopefully they will resolve their problem and we will be able to reschedule this fall.  

We have made a few road repairs but it has been reported that the steep section below the S-turn is a bit soft and 2 wheel drive cars that are driving to slow are sometimes having difficulty getting past the steep spot.  If you keep your speed up at the speed limit as you approach and go through the spot you should be fine.  Once we get a little rain and repack the area it should improve.

Our water system did not pass the last round of tests so please continue to boil before drinking or pack in bottled water.  Delrie and JoJo spent much of last weekend working with a water official to clean out the collection areas.  Once the current chlorine in the system works its way through the system we will be doing more testing.

A Message From Bill

We are making progress on the water quality issue.  One of our two water collection areas has tested clean so we are only collecting water from this area and are in the process of cleaning out the entire system.  When water at cabins tests clean we will let you know but until then please continue to boil water before drinking or bring up bottled water.

We have made a number of repairs to the roads this year due to all the weather related problems.  Many of the repairs had to be delayed late into the summer due to the continuing water run-off.  We will continue to make spot repairs, but since it is so late in the season we have decided not to grade the entire road this year.  Our plan is to grade the road (weather permitting) early in the summer next year so that we can maximize the benefit.  This will also allow us to remain within our budget as we have spent considerably more than normal on repairs and if we went forward with the grading at this time it would be a major financial expense with fall right around the corner.

Unfortunately, most of the water samples that were tested last weekend showed positive for Coliform bacteria, including samples pulled from the spring collection area.  The collection area had tested clean several weeks ago and we were optimistic that our problem was almost resolved, but that is not the case. At this point the boil order remains in place and you should either boil your drinking water or drink bottled water.  We continue to work with the State Health department representatives to identify and resolve the problem.  We will doing some work in the spring area this weekend in an attempt to correct the problem.

Sorry for the bad news.  I know the water situation is an inconvenience but it is a beautiful time of year at Canyon Rim and I encourage you all to pack up a few containers of drinking water and get up and enjoy your cabins!

WATER UPDATE 07.13.11

Members,

Preliminary tests of water pulled from 2 cabins at the lower ends of our water system last weekend tested negative, meaning there was no evidence of any E-coli or Coliform and the chlorination process has worked its way through our water system.  Per the plan provided to us by the Health Department, the next step is to take additional samples for testing from five cabins and the water collection area next weekend.  If these samples all test clean, we will then remove the boil water requirement.   Until that time, please continue to boil your water or use bottled water for drinking.

Delrie will be taking water samples from 5 cabins Sunday morning, 7/17.  If you plan on being at CRR this weekend and wouldn't mind him stopping by to take a water sample, please let me know.  

We will be doing some work rebuilding the road at the lower slide area near lot 150 starting tomorrow.  It should be complete by the weekend but the road in that area will be closed to vehicles while the work is being done.  The road in that area is likely to remain pretty rough until the final grading takes place in a few weeks when we have the grader scheduled to work on other CRR roads.

WATER UPDATE

Members,

We tested various locations of the Canyon Rim Water system over the weekend.  The chlorination process we were directed to follow by the Health Department is progressing as anticipated (the Health Dept. indicated it could take up to 3 weeks to complete) but our water is not yet approved for drinking.  The chlorine has worked its way from the collection area through the first 5 of our storage tanks but has not yet made it through the distribution lines running to individual cabins. It is expected that process will be complete in about a week and we will be ready for additional testing at that point.  

Until you hear that the water quality problem has been resolved, please continue to use bottled water or boil the system water prior to drinking.

WOOD CHIPPING!

Members,

Our wood chipping date has been confirmed for Saturday June 25.  With all the precipitation this year, the fire danger will be high this summer.  We all need to do what we can to clear out dead fall from our lots and keep a clear and defensible space around our cabins.  Please pull out your dead wood and get it to the road before June 25.

We need a few folks to assist with wood chipping Saturday Morning June 25 starting at 9:00.  Summit County will be providing the chipper and, hopefully, a couple folks to assist but we need 3 to 5 folks to help as there is a lot of wood to chip.  Volunteers should meet at the gate at 9:00.  If you want to help but can't make it until an hour or two later, you can take over for one of the early folks.  Please let me know if you are available to help.

Water Update

It was great to see so many members participating in our Spring Work Party last Saturday.  Thanks again for all your help!

I want to give you an update on our water quality issue.  Per the email I sent out last week, one of our regularly scheduled water quality tests showed a positive reading for the presence of the e-coli bacteria at our collection spring.  We were required to collect and submit additional samples last Friday, which we did.  Unfortunately those tests also came back positive.  We have scheduled an on-site meeting with the appropriate government agencies for the week of 6/20 in an effort to identify and eliminate the source of the problem and take any necessary measures to clean our existing water supply.  We are also taking additional samples of our water to be tested prior to next weeks meeting.

Until further notice, do not drink the water without first boiling to remove any e-coli bacteria.  Water should be boiled vigorously for two (2) minutes after it reaches a full boil.  Hopefully we will have this matter resolved as soon as late next week but we really won't know until after we meet with the State agency representatives.

We read all of the individual lot water meters last week.  I will be sending out individual emails to a handful of lot owners whose water meter readings showed usage above our allowed level.  We also checked each lot and cabin to make sure that all outside water faucets had the required anti-siphon valve attached.  Unfortunately a large number of folks have not yet attached the anti-siphon device.  This is not optional and with our water quality issues it is more important than ever that these devices be put on all outdoor faucets immediately!  These simple screw on devices are available at no charge from our water master, Delrie Gale (435-789-8937).  If you have any questions about this, please let Delrie or myself know.

WATER

Members,

Delrie conducted our regular water sampling and testing yesterday and one of the two samples collected showed positive for e-coli.  The test pulled from the collection tank on our upper spring showed a positive result.  The second test, done on water pulled from Delrie's cabin was negative.  We will be taking tests at the collection tank again tomorrow to see if we continue to have a positive result.  If it is positive, we will have to determine the cause and take measures to correct the problem.  Until the issue is resolved, the attached notice will be posted at our gate and you are advised not to drink our water without first boiling.  

Sorry for  any inconvenience.  At this point, we are still planning on having our Spring Work Day this Saturday June 11.  We hope to have the test results back by the end of the day Friday.  You may want to pack some extra drinking water in case our water is not cleared for drinking this weekend.

SPRING 2011 WORK PARTY

Our Spring work party is scheduled for next Saturday, June 11.  Lets gather in the parking lot between 8:30 and 8:45 for a snack and short meeting.  We will start work at 9:00.  Please bring along a tool or 2 to assist with the type of work you would like to help with.  Some of the "fun" projects we have lined up this year include trimming the brush back from the road (bring pruning sheers), painting the bridges with preservative (brushes provided but bring brooms, flat shovel, dust pan, etc), trimming back fallen trees near the roads (bring a chain saw), cleaning rocks and debris out of culverts and ditches along the roads throughout CRR (bring shovels and 4- wheelers), gathering logs from road side that aren't suitable for chipping and moving them to the parking lot or dump (need a trailer and folks with strong backs) general trash clean-up along roads and more.
Lowell and Sheila Gill will be hosting a post-work potluck lunch.  The Association will provide hot dogs, pulled pork sandwiches and soft drinks.  Please bring a dish to share and chairs.

The road continues to be a bit of a challenge and will be pretty rough in places until we can make a few more repairs and have the road graded.  The lower slide area near lot 151 is passable by 4 wheel drive/ high clearance vehicles only.  The road immediately below the S-turn is soft and sandy and can be a challenge in a 2 wheel drive vehicle.  It is not an issue for 4 wheel drive vehicles.  If you are in a 2 wheel drive going up the hill, when you see the spot ahead, pick up a little more speed than the 10MPH you usually drive to get across the soft stretch and you should be fine.  Please use caution, especially if the road is wet.

MESSAGE FROM OUR CHAIRMAN

As I mentioned last week, the electronic gate is available for entrance to CRR and the lower road is in pretty good shape. On Canyon Rim Road, we do have a few areas with small slides and a significant gully in one area of the road where a blocked culvert under a driveway caused water to travel down the road and tear it up for 50 yards or so, but the road is usable.  The upper loop is a different story.  Mt Aire Lower Loop is clear to travel until you get to about lot 150 where much of the road has slid down the hill.  A four wheel drive/ high clearance vehicle can get thru this area but probably not a passenger car.  On Mt Aire Upper Loop, the major slide covering the road at lot 161 has been to wet to clear and is not passable.  As of last weekend there was still to much snow on the upper loop to get any further than the Gale's at lot 157 when approaching from the west.  Much of this snow has probably melted this week so if you can get past the slide at lot 151 you may be able to take the long way around get to the cabins on the upper loop that you can not get to the "normal" way due to the slide at lot 161.  Please use caution when traveling all roads in CRR as there are a number of problem areas and even some of the "usable" areas may not suitable for all vehicles at this time.

Sorry for any inconvenience the road conditions have caused.  This winter has really taken a toll.  We have blue stakes scheduled to come up and mark the problem areas this Friday and will be clearing and repairing the problem areas as conditions and manpower allow.  We will be surveying the situation Friday afternoon and hope to have a more definitive repair plan in place once we see how the conditions are at that time.  For those of you that offered to help clear wood and rocks out of the upper slide area on Saturday the 28th, we are not yet sure if we will be ready for help.  If you are up at CRR Sat. morning, feel free to call me or stop by the slide area Saturday morning to see if any help is needed.

There are still a number of trailers in the winter parking lot.  If the road is passable to your cabin, or if you are you are taking your trailer out of CRR, please remove them from the parking lot by Saturday the 28th for sure.

2011 LANDSLIDE, SPRING WORK PARTY & ROAD CONDITIONS





As most of you know our annual Spring Work Party is scheduled for June 11th.  More details to follow as we get closer but I want to see if anyone is interested in hosting the post work party potluck lunch at your cabin.  Kelvin Anderson had previously volunteered but may now have a conflict and has requested that we line up an alternate site.  If you are willing, please let me know.

I will be sending out a road update later this week.  One major problem we just discovered this weekend is that we have had a major slide come down thru The Garrett's property, lot 161 which has deposited a large amount of mud and log debris on the road making the road impassable in that area.  Conditions permitting, we may be looking for volunteers to assist with clearing the road this weekend or next weekend for sure.  Anyone willing to help should let me know.  John Forster has offered to go up this Wednesday to check out the situation and conditions and possibly see what can be done with his backhoe.  I should have a better idea of what the weekend plan will be on Thursday.  This project could use a tractor with a bucket if anyone has one available.  I am attaching a picture or two to help you see how bad the slide is.

ROAD UPDATE

Howdy Folks,

The main road at Canyon Rim is still impassable and the gate will remain closed thru this weekend.  I will provide an update next week.  With the warm weather we are expecting over the next few days there is a chance the gate might open next week but only time will tell.  Even then, car access may be limited to the lower cabins.  Right now the road is still snow packed starting just above the Erdmann's place, lot 121.  On the top of the upper loop the snow is still 2+ feet deep.  I am attaching a photo taken yesterday showing where the snow starts between the Erdmann's and the Gregory's lots.

As those of you with trailers in the parking lot know, we would normally be removing them at this time.  Due to road conditions, it is OK to leave trailers in the lot until the road opens if you plan on taking the trailer to your property.  Once the road is open, we will need folks to move your trailers asap as we will be beyond the time frame we are normally allowed to keep trailers in the parking lot.  For those of you in the upper lots, we can make arrangements to park your trailer elsewhere in Canyon Rim until the road is clear enough for you to get to your property.  If you are taking your trailer down to your city home (or wherever) please get this done asap as they should already be out of the parking lot by now and the fewer trailers we have in the paring lot the better.

Some of you may of noticed the the gate cameras have not been accessible via the internet for the last few days.  We are aware of the problem and working to resolve it as soon as possible.

GOOD NEWS!

John and Lowell went up to CRR this morning and, with the help of a technician, were able to repair the key pad on the winter gate. Codes have not changed. 
The power supply to the key pad was the problem and the same power source problem also resulted in the intercom at the summer gate not working. The summer gate intercom now works as well. 

That's it for now. All we need is a little good weather to melt some snow and the road should be ready for auto traffic! I'll send out an email as soon as the road is open.

Winter Gate Issues

The push button lock used to access the parking lot thru the winter gate is broken and has been removed from service. Until we are able to have it repaired, please use the winter gate brass key that has been issued to all property owners. Sorry for the inconvenience and we will have the push button lock repaired as soon as possible. I will send out an email to let you know when the push button lock is back in service.

CRRA Road Update

We are nowhere near opening up the gate due to the heavy snow year. At this point the snow depth is still about a foot deep near the bridges and up to 3 feet deep at higher elevations, with more snow on the way! We will have an update on road conditions at our April 19 meeting and we will send out an email announcement as soon as the road is open.

Port-a-Potty/Dues Reminder

The port-a-potty in the parking lot is going to be removed on March 22nd, or as soon after that date as the service company removes it. We would normally leave it on site for another month or so but the renting company tripled the rental rate without warning so I elected to have them remove the unit at the end of the billing period. Sorry for any inconvenience. As you can imagine, dealing with a toilet rental company can be a messy business....

Don't forget to save the date for the Spring Membership meeting on Tuesday April 19th. Details to follow.

Also..... for the few folks that have not paid your annual dues, you are officially late! Please contact Richard Schmidt asap to arrange payment and minimize the late fees you are accruing.

Spring Membership Meeting 2011

LOST/FOUND SLED

John Forster and Delrie Gale discovered a wrecked red Polaris snowmobile that had gone over the edge of the road below the water tanks. They pulled it up to the road but were unable to determine who owns the machine. If anyone had a little (big?) mishap with their snowmobile, John and Delrie wanted to let you know they pulled it back up on the road for you. If this is your snowmobile or if you know whose it might be, please let me know.
