Gate Locked Due to Snow!

Due the the weekend's snow storm, Canyon Rim Ranches roads are not passable in several areas and we have decided to to lock the gate at this time.

If conditions improve so that cars and trucks can safely use the roads, we will unlock the gate and send an email to lot owners.

We like to keep the road open until the Thanksgiving weekend or longer when possible, but at this point it is unsafe in some areas and not passable in others.

Thank you for your understanding.

Bears at the dump

The "dump master" has notified us that there has been at least one bear spotted inside a dumpster.

It happened about 6:00 pm so it was still daylight.

They suspect that more than one bear is in the area and wanted people know about the potential problem.

Please be cautious.

Water & Fire

The good news first....  Five water samples were taken on June 10, 2012 and all tested clean. So there are no water quality concerns at this time.

For those of you who were not available to attend the Canyon Rim Work Party last week, you missed a fun and very productive day.  We had over 50 folks working in the morning and we tackled a long list of projects around Canyon Rim. Many additional family members joined us for a fantastic potluck lunch after the work was done. Thanks again to the Harpers for hosting the lunch and thanks to all of you that worked so hard in the morning!

Now the bad news....   Many of you have already heard in the news that Statewide fire restrictions are in place due to the high fire danger this year. In Summit County, the ban on fires includes ALL outdoor fire pits, no matter if it is permanent, improved, covered, or whatever.  A notice on the fire restrictions will be posted on the gate to CRR. Enclosed barbecue grills are still OK to use but please be extra careful. To give you an idea of how bad the conditions are, Summit County has already responded to 47 fires this year; compare that to 45 fires total in all of 2011. Please be very cautious this summer.

Important Water Notice

Tests Show Coliform Bacteria in Water System

Our water system recently violated a drinking water standard. Although not an emergency, the board wants you to know what happened, what you should do, and what we are doing to correct the situation.

We routinely monitor for contaminants. During May, we took two samples to test for bacteria. Both samples showed the presence of coliform bacteria. The standard is that no more than one sample per month may do so.

What does this mean?
  • This is not an emergency.
  • Total coliform bacteria are generally not harmful themselves. Coliforms are naturally present in the environment and serve as an indicator that other, potentially harmful, bacteria may be present. Coliforms are usually a sign that there could be a problem with the treatment or distribution system (pipes).
  • When coliform bacteria are found in any sample, we do follow-up testing to see if other bacteria of greater concern, such as fecal coliform or E. coli, are present.
  • We did NOT find any fecal coliform or E. coli in our subsequent testing.
What should I do?
  • You do NOT need to boil your water or take other corrective actions. However, if you have specific health concerns, consult your doctor.
  • People with severely-compromised immune systems, infants, and some elderly may be at increased risk. These people should seek advice about drinking water from their health care providers.
  • General guidelines on ways to lessen the risk of infection by microbes are available from EPA’s Safe Drinking Water Hotline at (800) 426-4791.
What is being done?
  • We are chlorinating and flushing our water system and will be releasing water at about the same rate the water is running into the tanks.
  • It should take several weeks (about a month) for the system to be flushed with the chlorinated water.
  • We will inform you when sampling shows that no bacteria are present.

Good News!

Our springs have been running at a high enough rate to fill all of our community storage tanks to capacity!

There are no known leaks at this time.

Please check your cabins carefully when you open them for the first time this spring and make sure to turn your water off at the road when leaving your cabin.
At this point, water is overflowing from the tanks so it is the perfect time for members with personal storage tanks to fill them so that our community tanks can be refilled while the springs are still producing at a good flow rate.  Generally, the area is very dry compared to early May in years past, so it remains to be seen how long the springs will continue to produce at this rate.

Our roads are also in pretty good shape, especially for this time of year.  You shouldn't have any trouble getting to your cabins, including in two wheel drive vehicles.

Thanks and see you around Canyon Rim,

Bill

Summer is Almost Here

Thanks to all who attended the Spring Association Meeting. Minutes will be emailed to members as soon as they are available.

Fire. Summer is quickly approaching at CRR, after what seemed like a non-winter. With very little snow, fire danger will be high this summer. Please clear the brush and ladder fuels from around your cabins to provide a defensible space.

Water. It's always about water, isn't it? We do have some water in the tanks, but they are not full! Flow into the tanks is minimal, although there is still some snow pack. We are hopeful that the tanks will be full to start the summer season.

Delrie is working to determine if we have any leaks in the system. We'll let you know. You can help by tracking your own water use.
1. Record your meter reading when you arrive.
2. Record your meter reading when you leave.
3. Note how well you conserved during your stay!
4. When you leave, turn off your water at the valve near your meter.
5. Record your meter reading the next time your arrive.
6. Is there a difference between this reading and the last one?
    a. NO. Celebrate (but not with water).
    b. YES. Please report it immediately to Delrie or someone on the board. Contact info is available on our member website (see link in the column to the right).

PLEASE, please be very conservative with your water use. The supply will be limited this year.

Picnic. The Spring Clean-up and Picnic is scheduled for Saturday, June 9th. If we get rained out, the make-up date is June 16th. More details will be emailed and posted later.

Spring Meeting

Don't forget the spring meeting! We have many important issues to discuss.

Spring Membership Meeting
Thursday, April 19, 2012, 6:30 pm
Sprague Library
2131 South 1100 East
Salt Lake City, UT 84106

The electronic gate has been unlocked, but rain and snow are in the forecast. As soon as this storm passes and we have a few warm days to dry the road out, all cabins should be accessible.
For those in the Upper Lots beyond Canyon Rim, the road is still snow covered past lot 196.

Water should be available to all cabins. If you do not have water, please notifiy Bill or DelRie. This will likely be a very dry year, as we've had considerably less snow than is usual. It remains to be seen how this will effect our water supply.
Please conserve as much water as possible. Turn your water off at the road when you leave your cabin and report any suspected leaks immediately.

Water Update

We do have water to most parts of Canyon Rim!

There have been several cabins, scattered throughout the Association, without water. When they were first reported, that led us to (wrongly) conclude that the problem was system wide.

It seems that many of the problems are between the main line and individual cabins, but there does seem to be a system problem effecting the line to Gill's, VanderVeur's and Forster's cabins.

If anyone else has a problem and has not reported it to either Delrie or me, please let us know.

We do have a very low supply of water to last us until Spring, so please conserve the water as much as possible.

Thanks,

Bill

Water Woes

Members:

I have just been notified that we are experiencing a major problem with our water distribution system.

From what we can tell, we have a frozen line somewhere between the tanks and the main valve (above Forster's cabin near where Upper Loop turns to the west.) There is little to no snow over much of the ground covering the water line and we suspect the line is frozen.

This problem is resulting in no water availability to ALL cabins. It is possible that it’s a chunk of ice temporarily blocking the line, but is more likely that the line is frozen. Because we don’t know exactly where the problem in this long stretch of line, there doesn't seem to be much we can do at this point. Hopefully we will get some snow cover soon and the ground will warm up the line.

Until the problem is resolved, you will need to rely on your storage tanks (if you have one) or haul water up with you.

Sorry for the bad news.

Bill Bowen

January 13, 2012

Hi Folks.

As you all know, we've had a very unusual winter with a serious lack of snow, which has left the roads at CRR in poor condition for any regular winter use.

There are large stretches of dirt/mud that make snowmobiling pretty much impossible. Areas that do have snow typically melt during the day and freeze hard at night making the roads very icy and slippery. Four-wheelers are probably your best bet until we get some snow.

I have heard reports of some folks successfully driving in (through the winter parking lot) using four-wheel-drive by keeping their speed up as they approach icy areas. Others have not made it! Driving down is also dangerous in some areas.

So, for your safety, I am recommending that you do NOT drive on CRR roads until conditions change.

Officially, the main gate is still closed.

The cold weather and lack of snow has also resulted in some problems with the water system. The normal snow level usually provides some ground-level insulation. Without the snow, we have had two meters freeze and crack resulting in a significant amount of leakage.

There is no new water going into the system at this point. We probably have enough water to last until spring, but we are asking everyone to conserve as much as possible.

Thanks,

Bill Bowen
